MIKE HARTLEY President
Mike Hartley previously served as Vice President of Hawaiiana’s Commercial Property Group and has more than 20 years experience in residential and commercial property management. Mr. Hartley joined Hawaiiana in 2007 after serving as management executive for a portfolio of premier properties on the islands of Oahu and Maui. Hartley previously served as Regional Manager for Trammell Crow Company, one of the nation’s leading real estate developers. He also held senior management positions for three major commercial and residential real estate management companies in California. Hartley holds a Bachelor’s Degree from Stetson University as well as two Masters Degrees.
THEODORE J. "TED" WALKEY, PCAM®, AMS® Senior Vice President, Operations 
Theodore J. (Ted) Walkey serves Hawaiiana as Senior Vice President, Operations. Walkey joined Hawaiiana Management Company as a Management Executive in 1993. He earned the prestigious PCAM® (Professional Community Association Manager) designation from the Community Associations Institute (CAI) in 1998, and was promoted to Vice President, Property Management Information Systems in 2000. As Senior Vice President, Operations, Walkey is responsible for overseeing the activities of Hawaiiana’s Management Executives. A former United States Air Force navigator, Walkey developed automated aircraft mission planning systems, and served as an in-flight instructor. He graduated from Lowell University, and received a Masters in Engineering Management from Central Michigan University. Walkey serves on the CAI Legislative Action Committee, and was instrumental in revising Hawaii’s Condominium Statute.
PHYLLIS OKADA KACHER, CPM®, (R) Senior Vice President, Marketing & Business Development 
Ms. Kacher, a Certified Property Manager (CPM) and real estate broker, graduated with a B.B.A. Degree in Marketing from the University of Puget Sound. Prior to joining Hawaiiana in 1997, she was Vice President of Marketing for the Oahu/Kauai real estate division of Amfac/JMB where she served as a member of the Waikele Development Team, President of the Waikele Community Association and Chairman of the Modifications Construction Committee. Ms. Kacher has also served as President of the Hawaii Chapter of the Community Associations Institute. She is currently a Board Member on the Hawaii Council of Associations of Apartment Owners.
KEVIN COLE (R) Vice President, Principal Broker 
Well versed in all aspects of property management, real estate and supervisory duties, Kevin Cole has over 25 years of real estate experience and 11 years of condominium management experience. Cole, who became a real estate broker in 1988, served Hawaiiana Management Company, Ltd. as Senior Management Executive and was Principal Broker for Hawaiiana’s sister company, Condotech’s Hawaiiana Resorts, Inc., before being promoted to his current position of Vice President, Principal Broker for Hawaiiana Management Company, Ltd. in 2007.
KEVIN HALL Vice President, Management Information Systems 
Kevin Hall serves as Vice President, Management Information Systems, overseeing all aspects of Hawaiiana’s information and technology systems. Hall is widely regarded by industry leaders as one of the most talented IT executives in property management. With over 23 years of experience in the IT field as it relates to property management, Hall returned to Hawaiiana in December, 2005 after a 10-year hiatus, during which he served Chaney Brooks & Company as Vice President of Information Services. During his first tenure, from 1982 until 1995, Hall launched significant IT initiatives which helped Hawaiiana become the industry leader it is today.
BRUCE A. HOWE, JD, PCAM® Vice President, Training & Program Management 
Bruce Howe joined Hawaiiana in 1992 as property manager and quickly advanced to Senior Property Manager, Program Manager, and most recently, Vice President, Project Management. Mr. Howe has vast experience in the development, management and leasing of both commercial and residential real estate. He served as an attorney for the developers of Georgetown, Georgia's first master-planned development comprised of 1,600 acres. Mr. Howe has served as business law instructor at the Hawaii Pacific University and macroeconomics instructor at Saint Ambrose University in Davenport, Iowa. Howe graduated with a Bachelor of Arts in Marketing from the University of Iowa, and received his Juris Doctorate with Cum Laude honors from the University of Georgia School of Law. He is active in the Hawaii Chapter of the Community Associations Institute (CAI) and has served as seminar panelist on a wide range of property management topics. Mr. Howe was awarded a PCAM® (Professional Community Association Manager) designation in 1995 and is a member of CAI's Legislative Action Committee championing legislation benefiting community associations statewide.
ED KAYA Vice President of Financial Services, Controller 
Kaya joined Hawaiiana as Controller in 1996, bringing over 15 years of professional experience in accounting, finance and business. Under his leadership, Hawaiiana’s accounting department has contributed greatly to the continued growth of the company, which now provides financial reporting for over 500 associations, representing over $130 million in AOAO reserve and operating funds. In addition, his reorganization of Hawaiiana’s accounting department has increased the level of service provided to each of our clients, resulting in commendations from board members, resident managers and property managers alike. A graduate of the University of Hawaii with a Masters’ Degree in Education, Kaya has also passed examinations by the American Institute of Certified Public Accountants. Previous to working for Hawaiiana, Kaya held the position of Director of Financial Planning and Analysis for “big five” Hawaii corporation C. Brewer and Co., Ltd., where he was responsible for the overall financial planning, reporting and analysis of the business.
STEVE PHERIGO, CMCA®, AMS®, PCAM® Vice President
Steve Pherigo joined Hawaiiana in 2001 as a Management Executive and was promoted to Senior Management Executive and Team Leader in 2003, to Director of Training in 2004, then most recently to Vice President. Mr. Pherigo is responsible for training Management Executives and coordinates the production of seminars for Resident Managers and Board members. Mr. Pherigo holds the prestigious Professional Community Association Manager (PCAM®) designation from the Community Associations Institute (CAI). He is the newsletter editor for the organization’s Hawaii Chapter, and has served as guest speaker and panel member for seminars and workshops hosted by CAI and Hawaiiana. In recognition of his numerous contributions, Mr. Pherigo received the CAI Hawaii Chapter Appreciation Award in 2003. Mr. Pherigo has over 20 years experience in management of construction, operations and community associations, and has supervised multi-million dollar resort and condominium projects in numerous states and countries. He holds Bachelor’s Degrees in both History and English from the University of Oklahoma.
ED ROBINSON, PCAM®, LSM® Vice President, Development Group 
Ed Robinson, PCAM®, LSM® joined Hawaiiana as Management Executive in 1999, and was promoted to Senior Management Executive and Team Leader in 2002. In 2006 he was appointed as director of Hawaiiana’s Development Group, and most recently promoted to Vice President. Under Robinson's leadership, the mission of the Development Group is to foster a smooth transition between the developer and the new owners. Robinson earned the Community Associations Institute’s (CAI’s) highest designation of Professional Community Association Manager (PCAM®) in 1998. In addition, he is Hawaii’s only “Large Scale Manager” (LSM®), a designation conferred also by CAI, acknowledging expertise in management of properties over 1,200 units and 1,000 acres. Robinson has over 12 years of experience in managing expansive developments like Ewa by Gentry and the 1,600-unit Tahoe Keys resort facility. In addition, he is an experienced Certified Public Accountant, having been certified in Hawaii and California. Robinson attended Northwestern University and holds a degree in Accountancy from Northern Illinois University.
CHARLA TREVENEN Vice President, Administration 
Ms. Trevenen joined Hawaiiana in 1981 and is responsible for directing all administrative matters including annual meeting owner meeting registration and voting procedures, the Office Services and administrative support departments, and the transition of new accounts. Her background encompasses a wide variety of areas in condominium related industries, and her stable leadership has contributed greatly to the low turnover of administrative staff, which averages over eight years of service. For over 27 years, Ms. Trevenen has successfully transitioned Hawaiiana’s 575+ property management accounts, including the 2,900-unit Waikele Community Association and the 8,000-unit Ewa By Gentry Community Association.
ALLEN WILSON, CMCA® Vice President
Allen Wilson joined Hawaiiana in 1999 from Chaney Brooks & Co. as Management Executive. He was promoted to Senior Management Executive, then to Director of Property Management, prior to becoming Vice President in 2010. Included in his duties is the oversight of operations in Hawaiiana’s Kona office. Wilson has over 30 years of experience in property management and related fields, and is well versed in mortgage lending and investment brokerage, as a former President and CEO of a brokerage firm in his native New Hampshire. In addition, Wilson’s love for politics and public service led him to serve for two terms in the House of Representatives for that state. Wilson is a graduate of the University of Massachusetts, Amherst, and received his Masters degree in Public Administration from the University of New Hampshire.
ALBERT PATTISON Executive Vice President Hawaiiana Group Incorporated
Albert "Al" Pattison has over 35 years of experience as a human resource professional in Hawaii. He comes to Hawaiiana from Aloha Airlines, where his most recent position was Senior Vice President, Human Resources & Administration. In addition, he served as Assistant Corporate Secretary for the company. Mr. Pattison began at Aloha in 1985 as Director, Industrial Relations. Prior to that, he worked for Hawaiian Airlines in the same capacity, from 1973 to 1985. Mr. Pattison has a BA and BS in Sociology from the University of Hawaii, and has been involved in numerous professional associations and not for profit associations in Hawaii over the years, including Maryknoll School, Aloha Airlines Federal Credit Union, the Multiple Sclerosis Society and Helping Hands Hawaii.
EMORY BUSH, CMCA®  Chairman of the Board Hawaiiana Management Company, Ltd.
Emory Bush joined Hawaiiana Management Company, Ltd. in 1987, after retiring as Colonel of the U.S. Army. Under Mr. Bush's leadership, Hawaiiana has grown to become the State's largest residential property management company with a management portfolio of roughly $30 billion. Mr. Bush served as Hawaiiana's president from 1993 to May, 2010, when he was promoted to Hawaiiana Management Company's Chairman of the Board. In addition to his duties as chairman, Mr. Bush continues to serve as property manager for several condominium projects, providing HMC's clients assurance that the company's top leadership stays in touch with the day-to-day operations. Mr. Bush was one of the first property managers in Hawaii to receive the national designation of Certified Manager of Community Associations. Throughout the years he has served as panelist on several Community Associations Institute management forums. A graduate of East Carolina University and the Senior Military Service College, he earned his Masters Degree in Public Administration & Management at Shippensburg State University in Pennsylvania. During his Army career, he commanded units at all levels through brigade, including battalion command in combat in Vietnam.

SUSAN D. GREGG, CMCA, PCAM Director, Hawaii Island Operations 
Susan Gregg recently joined Hawaiiana as Director, Hawaii Island Operations, and brings 23 years of property management experience. Susan served 14 years with Certified Management, where she was Senior Regional Vice President of its Kona Office. She holds the designations of Certified Manager of Community Associations (CMCA®) and Professional Community Association Manager (PCAM®), and is winner of the Aaron Chaney "Property Manager of the Year" award, recognizing her industry achievements. Hawaiiana manages over 20 premier community associations on the Island of Hawaii, representing some of the county’s most prominent real estate, including Luala’i at Parker Ranch, Hali’i Kai at Waikoloa, Mauna Lani Resort, Kulalani at Mauna Lani, Hilo’s Bayshore Towers, The Heights on Hualalai and Ali’i Cove.
PAUL JOHNSON Director, Maui Operations 
Paul Johnson serves as Management Executive and Director of Hawaiiana’s Maui operations, which currently provides management services for approximately 50 properties on Maui, Lanai and Molokai. Mr. Johnson, a former Aircraft Avionics Specialist in the U.S. Air Force, joined Hawaiiana in 2004. Prior to working in the property management field, Johnson spent over 30 years in sales and technical support for both Xerox Corporation and Digital Equipment Corporation. He oversees a staff of six Management Executives and three administrative assistants from Hawaiiana’s Kahului, Maui office.
SUNSHINE RUIZ, CMCA®, AMS®
Director, Kauai Operations

Sunshine Ruiz, a Kauai native, has managed condominiums, an industrial park, and homeowner associations during her ten year career in the association management industry – all with a 100% client retention ratio. Prior to joining Hawaiiana Management Company, Ltd., she worked for Certified Management Inc. for five years, earning the position of Vice President of Kauai Operations. She also spent five years with Chaney Brooks & Co. In January 2007, an appreciative association honored Ms. Ruiz’s accomplishments by dedicating their community park as “Sunshine Park”. Ms. Ruiz has earned her CMCA® (Certified Manager of Community Associations) and AMS® (Association Manager Specialist), and has completed all course work for the prestigious PCAM® (Professional Community Association Manager), the highest designation conveyed by the Community Associations Institute.
LOIS EKIMOTO, PCAM®, PRP®, CPM® Staff Parliamentarian  Director, Property Management
Lois Ekimoto, with Hawaiiana since June of 2000, serves the company as Senior Management Executive and Staff Parliamentarian. As Staff Parliamentarian, Ms. Ekimoto is available as a resource to Hawaiiana Management Executives, assisting them with questions regarding the finer points of Parliamentary Procedure. She holds the designation of “Professional Registered Parliamentarian” (PRP®) by the National Association of Parliamentarians, and is one of only a handful in the State of Hawaii. In addition, she has two decades of experience in the property management field, and has earned the Community Associations Institute (CAI)’s highest designation of Professional Community Association Manager (PCAM®). Ms. Ekimoto is active on the CAI’s Legislative Action Committee. Before joining Hawaiiana, Ms. Ekimoto was administrator for the 360-unit Olaloa Retirement Community, where she oversaw administrative, fiscal and maintenance operations.

PAULENE GOMEZ Director, Client Payroll Services 
Paulene Gomez joined Hawaiiana in April 1996 as Director, Payroll, bringing with her a background of over 35 years’ continuous experience in payroll and accounting services. In addition to our corporate payroll, she now oversees payroll services for over 312 separate entities, encompassing approximately 1,925 employees. Before joining Hawaiiana, Gomez spent ten years with Westin Hotels & Resorts on both Maui and Kauai. As Payroll Manager, she was responsible for handling payroll functions for an excess of 1,000 union and non-union employees. Gomez, who was raised in Hawaii, is a member of the American Payroll Association, and holds an Accounting Degree from Leeward Community College. |
